This area has had a moderate amount of past residential growth and <br />industrial development, which has been annexed by the City. The <br />north area is anticipated to become one of two areas for substantial <br />new residential and additional industrial development in the future. <br />c. Northwest <br />The northwest annexation area includes part of Warren Township <br />and a small portion of German Township. It extends west from the <br />U.S. 31 Bypass being bordered on the north by the State Line, on the <br />west by Redwood Road (extended south) and on the south by U.S. 20. <br />This area is anticipated to be a major residential and industrial <br />growth area in the future. Annexation of this northwest area will <br />enable the City to manage new development around the Toll <br />Road/U.S. 31 Bypass and U.S. 20/U.S. 31 Bypass interchanges along <br />with the U.S. 20 corridor. <br />d. West <br />This annexation area extends west towards Pine Road and is bordered <br />on the north by U.S. 20 and on the south by Crumstown Highway. <br />This area, containing portions of German and Portage Townships, <br />has a medium density mix of residential development with some <br />commercial and industrial developments which will continue to see <br />growth in the future. Portions of this area may also require <br />redevelopment activities in the future. S.R. 2 represents the major <br />arterial entering the City from the west. Edison Road and <br />Crumstown Highway are also important minor arterials. Managing <br />future development around the U.S. 20/U.S. 31 Bypass interchange at <br />S.R. 2 (Western Avenue) is an important objective for this <br />annexation area. <br />e. Southwest <br />Growth to the southwest will be limited and generally confined to the <br />extension of the corporate limits toward the U.S. 20/U.S. 31 Bypass <br />between Mayflower Road and S.R. 23. Additional industrial growth <br />is possible in this portion of Portage Township. Mayflower Road and <br />S.R. 23, along with their respective interchanges at the U.S. 20/U.S. 31 <br />Bypass, are important arterials to the City. <br />57 <br />
