47 <br />ANNUAL REPORT 2024 <br />PROPERTY ACQUISITION <br />GROWTH & OPPORTUNITY <br />• Kelly’s Pub <br /> The City purchased the former Kelly’s Pub on <br />Mishawaka Avenue to aid in neighborhood <br />safety in addiƟ on to supporƟ ng the street <br />improvements scheduled to take place on <br />Mishawaka Ave in 2025. <br />• River Glen Offi ce Park <br /> The City purchased the former River Glen Offi ce <br />Park to encourage new development along the <br />St. Joseph River. <br />• Main/Wayne Parking Garage <br />• Hoff man Hotel Parking Lot <br /> City acquired land from the Hoff man Hotel in <br />order to support the construcƟ on of the Raclin <br />Murphy Encore Center and proposed future <br />public parking garage. <br />• Old YMCA Northside <br /> The City and YMCA partnered in a donaƟ on of <br />their former facility along Northside Blvd. to the <br />City in exchange for opening a downtown YMCA <br />facility in the now City owned Leighton Building. <br />• 42 Lots Transferred from County to BPW from <br />Commissioner’s Sale including Old Fun FX & <br />South Bend Range sites <br /> The City partnered with the County to <br />proacƟ vely take problem properƟ es from <br />the county tax sale list to set them up for a <br />producƟ ve future. <br />• Union StaƟ on <br /> The city acquired Union StaƟ on to preserve <br />a local landmark and set up the possibility of <br />returning passenger rail service to downtown <br />South Bend. <br />The City Purchased the Leighton Building in Downtown South <br />Bend in the spring of 2024. The City’s proacƟ ve acƟ on led to the <br />YMCA opening a new Health and Fitness Center downtown in <br />the Leighton Building, ensuring a full-service gym downtown. <br />Union StaƟ on
