FINAL PAYMENTS It is the sole responsibility of the customer to arrange payments from their insurance or mortgage companies. All <br />invoices will be due as stated per the contract. <br />SPECIFICS PERTAINING TO EXTERIOR PROJECTS: <br />AWNINGS, GRILLS, LAWN FURNITURE, AND ANY OTHER EXTERIOR FIXTURES These items should be removed, <br />protected, rolled up, etc. by the homeowner before our crews arrive to start any exterior home improvement work. <br />TREES AND BUSHES If you have low hanging branches over your roof or against your siding, some trimming will be necessary. <br />Homeowner will be responsible for cutting back any branches that limit M&M’s ability to do an efficient workmanlike job. Trees and bushes <br />must be cut back prior to scheduling the start of your project. <br />TEAR OFFS When it is necessary to remove your existing roof, some debris and/or asphalt may fall through the sheeting boards into your <br />attic or garage. We suggest covering or removing items, which require protection. M&M will not be responsible for any interior clean up. <br />Nails will be used to install the shingles on your roof. These nails will protrude through the roof deck and be visible in the attic. <br />WOOD REPLACEMENT M&M is not responsible for any moldy or damaged wood, which is visible from the interior of the building only. <br />Homeowners should notify us, in writing, prior to the start of their job, should they wish to have us replace this type of decking. Any wood <br />that is replaced by M&M will not be primed or painted unless otherwise stated. Any rafter work performed by M&M will be sistered onto <br />existing rafters for additional support unless otherwise noted. <br />PLYWOOD DECK If it becomes evident, once your existing roof has been removed, that the plywood deck was installed without proper <br />spacing, M&M, will make the necessary repairs to the existing roof deck to ensure that the plywood underlayment is properly spaced. This <br />may result in an extra charge at an hourly rate of $75 per hour. <br />HIDDEN LINES M&M is not responsible for air conditioning lines, electrical wiring or conduit, plumbing pipes, cable or antenna wires that <br />are mounted to the interior rafters, studs, decking or siding. It is the responsibility of the homeowner to inform M&M of any of these <br />conditions prior to the start of the job. <br />Customer is responsible for notifying M&M at contract signing if the home has any built-in shelving, bathroom niches, or other unique wall <br />features that could get damaged during a siding installation. Without being notified ahead of time, M&M cannot be held responsible <br />should any nails penetrate these areas, that would normally be a wall cavity. <br />PLUMBING VENT PIPES Over time, cast iron pipes can rust and may need to be replaced by a plumber when pipe flashings are removed <br />and replaced. In addition, built up corrosion on the inside of the pipe can become dislodged, due to the vibration that occurs during the tear <br />off process. Should this be the case, M&M will not be responsible for the additional charges or for any damages that may occur if the pipe <br />falls from its original position. <br />MULTIPLE LAYERS M&M will not be responsible for stains and gaps that become visible along your siding walls after multiple layers are <br />removed, and only one layer is installed. If you have questions please ask your salesman. <br />DISCOLORATION Airborne pollutants can cause staining or discoloration to appear on your gutters and other exterior products on your <br />home. This discoloration or staining can be seen especially when light colored products are installed. Neither M&M nor their manufacturers <br />are responsible for stains or discoloration on your new gutters or other exterior products as a result of environmental factors, which are <br />beyond their control. <br />VENTILATION If not contracting with M&M for these services, it is the responsibility of the homeowner to ensure that their attic is <br />insulated properly and that the insulation is not restricting intake ventilation from eave vents. It is also the responsibility of the homeowner <br />to make sure that all exhaust vents (i.e. dryers, range hoods, bathroom vents, etc.) are properly ventilating to the exterior of the home. <br />M&M is not responsible for moisture buildup, condensation, installation of soffit vents, mold or mildew growth in your home relating to <br />improper or insufficient air intake and insulation. If it is discovered that cathedral areas of your roof do not contain baffles which <br />facilitate proper air flow M&M will need to install at $4.00 per baffle. If boards need to be removed and replaced to install baffles, <br />the charge will be $3.00 per foot. Plywood will be removed to determine if baffles are present. If existing plywood is found to be <br />in good condition, those sheets will be reinstalled. The price to REMOVE AND REINSTALL plywood is $30 per sheet. If the <br />existing plywood is found to be rotten or cracked and needs to be replaced with NEW plywood, the plywood price on the first <br />page of the contract will be charged. <br />BROAN VENTS When applicable, M&M will install new broan vent(s) into existing locations or cut in additional broan vents and connect to <br />existing bath fans with a flex hose. This will allow for the warm, humid air to escape out the roof instead of into the attic space. M&M is <br />NOT responsible for broan vents or bath fans that come dislodged after the initial installation, nor re-connecting broan vents at a future <br />date.
