APPENDIX B —1 <br />historicpreservation co ission <br />of south bend and st. joseph county <br />ROOM 1123 COUNTY CITY BUILDING <br />south bend, indiana 46601 (219) 284-9798 <br />March 16, 1988 <br />STAFF REPORT <br />12594 S.R. 23 <br />Granger, IN 46530 <br />PROPOSAL <br />The owner is seeking approval of new elevations for the retail center <br />east of the Goff house and barn. The retail center was originally <br />approved March 16, 1987. The building size and placement on the site is <br />unchanged from the original plan. The building's height is <br />approximately 25 feet at the 1st floor peal; and 34 feet at the 2nd floor <br />peak. In comparison the height of the barn is approximately 24 feet. <br />The surface material is rough sawn fir siding. The siding is vertically <br />oriented on the sides and rear, but horizontally oriented on the front <br />(north) elevation. The front elevation is accented by brick veneer <br />below the window sill line. <br />The owner proposes two options regarding the 2nd floor apartment: <br />Option 1 includes a 2nd floor apartment partially visible to the <br />street. <br />Option 2 deletes the 2nd floor apartment. <br />In addition, the owner wishes to reaffirm the HPC's approval of the <br />changes to the barn. The HPC approved the tentative plans for the barn, <br />asking for more definite drawings in January 28, 1987. The work has not <br />been completed, and the C of A six month time limit has expired. <br />STANDARDS <br />Renovations and additions <br />Additions to landmarks should be added in a manner that does not disrupt <br />the visible unity or overall appearance of the site. The proportions, <br />materials, and ratios of the existing structures should be carried <br />through in the additions. <br />RECOMMENDATION <br />ON <br />The new elevations have design characteristics similar to that of the <br />previously approved landscape building and the barn, an important factor <br />in creating a visual unity between the new and the original buildings. <br />However, the new elevations show a different orientation of the siding_ <br />material on the front elevation versus the other elevations. Visual <br />consistency and unity is an important factor in the design of the neiki <br />building itself. The orientation of the siding material should be <br />consistent on all elevations of the retail structure. The front <br />
