EXHIBIT B <br />Development Plan <br />Maribeth Roncz ( "Maribeth ") proposes to acquire and rehabilitate this property so it can be used for <br />vocational training. The building has been empty for more than three years, so the first order of <br />business will be to restore utilities and general site clean -up. Maribeth proposes to spend $30,000 in <br />improvements in the first year, with a possible later phase that would add onto the building. <br />Items included in this Contract for Sale and the above amount are: <br />Exterior: <br />• Remove the old Harmon Glass parking lot and building signage <br />• Remove wood fence and clear scrub trees and brush around the building <br />• General exterior painting and lighting <br />• New glass block rear windows <br />• Clean and repair the roof <br />• Install front planter, window awning, and pergola <br />Interior: <br />• Power spray and cleaning of walls and floors; stain and seal concrete floors <br />• Repair walls and paint <br />• Service electrical panel, HVAC, and plumbing as needed <br />• Lighting improvements <br />• Build secure equipment and tool storage area <br />The timeline for completion of this Development Plan is twelve (12) months. <br />Copies of the Project Budget and the Development Concepts are attached to this Exhibit B. <br />18 <br />
