SOU ill 13END REDEVELOPMENT COMMISSION — IVY TOWER PACILTTY RENOVATION PROJECT <br />Proposal for Environmental Services <br />Indiana, and Michigan. Many of the properties were contaminated by historic industrial <br />and/or commercial operations and contained vacated dilapidated buildings. <br />• Electromotive Plant (McCook, Illinois)- Weaver Boos personnel conducted a pre- <br />demolition survey at this industrial complex that manufactured diesel locomotives for the <br />railroad industry. Services provided included; exterior surveys of the various buildings <br />of the industrial complex, boundary surveys and easements. An interior survey of the <br />building was performed to help demolition crews map the interior load bearing walls and <br />quantify the materials for removal. The interior survey also included mapping of all <br />drainage structures and collection pits within the floor slab. At the completion of the <br />demolition activities, legal descriptions for environmentally deed restricted areas, as well <br />as vacation plats for easements no longer necessary were prepared. The final product <br />was a series of subdivision plats to divide portions of the property into other commercial <br />real estate and provided surveying support and engineering services for the development <br />of each parcel. <br />• Wm. Wrigley Jr. Company Global Technological Innovation Center (Chicago, Illinois) - <br />Weaver Boos has assisted Wm. Wrigley Jr. Company (Wrigley) in the due diligence <br />assessment and remediation planning and implementation for this abandoned turn of the <br />century industrial facility. The site has been enrolled in the Illinois Site Remediation <br />Program for purposes of obtaining a No Further Remediation Letter. In evaluating <br />environmental response options, a creative remedial strategy was developed allowing for <br />creation of a Soil Management Zone pursuant to Illinois Environmental Protection <br />Agency (IE,PA) regulations. This remedial strategy resulted in considerable project <br />savings improving the overall financial viability of the redevelopment. The plan was <br />approved on a fast track basis through effective communications with IEPA personnel <br />and submittal of comprehensive SRP documents. Weaver Boos is providing ongoing <br />oversight of remedial activities and addressing unknown conditions as they are <br />discovered during demolition and mass site regarding activities <br />• Indiana Avenue Underpass Project (Elkhart, Indiana) -- Weaver Boos was retained by the <br />City of Elkhart to complete a Phase I and 11 ESA for two former gasoline filling stations <br />near the intersection of the Norfolk- Southern Railroad and Indiana Avenue prior to the <br />City of Elkhart acquiring the properties and subsequently beginning construction of a <br />railroad underpass for Indiana Avenue. Additional preliminary environmental <br />assessment activities were conducted for a third former gasoline filling station located <br />nearby.
