Ho neWbrks Home Works Construction & Home Maintenance
1511 Pulaski Street
South Bend. IN 46613
CONTINUED - Garage
DESCRIPTION
—Excavate the area needed for a 2202 garage slab (monolithic)
—Backfill the area around the new slab
NOTE: This estimate does not include any post -job landscaping
6. Concrete
—Pour a 23'x27' four inch thick fiber reinforced concrete slab.
—NOTE: This assumes that the alleyway is able to be driven on my the concrete truck. If they can not.
there would be an additional charge of $1,000 to have the mix pumped to the final location.
—Pour a 4" slab approximately 5' wide in front of the garage ( between garage slab and alley )
--Pour a 4" slab on the east side of the garage ( in the existing garage footprint )
—This will be used as a entry to the overhead garage doors.
NOTE: we will be eliminating the sidewalk on the NVcst side of the garage.
7. Electrical
—Neto EIectric to be trenched from the existing light pole on the east side of the driveway to the garage
NOTE: Per homeowner, we are assuming that the existing line is in conduit. We will be able to pull
a new line from the house to the pole and then trench from the pole to the garage.
—I exterior outlet
—Power to the overhead doors
—Lights - up to 4 individual ceiling mounted lights ( Allowance - $100 per light )
1 switch for the ceiling mounted lights
8. Framing - 2x4 stud walls
-Garage walls will be constructed out 2x4 studs spaced 16" on center. There will be a treated wood bottom
plate and double 2x4 lop plate.
9. Framing - Door and Window Headers
-Headers are the reinforcement which carries the weight of the structure over doors and windows. They are
created out of double 2x12 material.
10. Framing - Roofing System ( Labor)
Roof system to be a Hip Style Roof ( See Picture }
11. Framing - Roofing System ( Materials )
12. Framing - Install new 2x6 sub -fascia
—20's are installed parallel to the ground on the end of the roof rafter tails. This creates the surface on
which the final aluminum fascia and gutters are installed.
13. Franting - Sheathing - OSB - 112"
—1/2" OSB Sheathing is installed on the outside of the walls and roofing members. This adds rigidity and
creates a smooth surface for final siding and roofing.
14. Install Soffit & fascia
This estimate assumes we will be installing a solid surface soffit much like what is on the current home.
Fascia final surface to be white aluminum
( See Pictures far an example )
15. House wrap (air/moisture barrier)
—House wrap is installed on top of (lie wall sheathing OSB. This creates an added layer of protection against
air and water infitration.
16. Roofing
—Install Certainteed Highland Slate Asphalt Shingles. f
Color. Saddle Brown
17. Windows
—Restore existing North window ( in stone wall )
HUG1IES-GARAGE-3 9/15/2017 Page:3
