Hornc\k01-1:.� <br />Home Works Construction & Home Maintettance <br />1511 Pulaski Street <br />South Bend, IN 46613 <br />HUGHES -GARAGE -3 <br />Main Level <br />Garage <br />DESCRIPTION <br />Project Scope: This estimate is for the follo%ving <br />-23x27 - 8 foot tall detached garage <br />-NOTE: The finished dimensions could vary by inches depending on demolition and variances <br />-NOTE: North wall of the existing garage is to be saved and incorporated into the new garage design <br />--I total window ( Re -use existing North facing window) <br />-Asphalt shingle roof ( Certairtteed Highland Slate } <br />--Roof to be a hip style configuration <br />--2 overhead doors ( 90 1 Owner to purchase and have delivered on-site } <br />-2 overhead door openers <br />-New Electric to be trenched from the existing light pole on the east side of the driveway to the garage <br />NOTE: Per homeowner, we are assuming that the existing line is in conduit. We will be able to pull <br />a new line from the house to the pole and then trench from the pole to the garage. <br />-1 exterior outlet <br />-Power to the overhead doors <br />--Lights - up to 4 individual ceiling mounted lights ( Allowance - S100 per light ) <br />--1 switch for the ceiling mounted lights <br />--I exterior entry door on the North side of the NW corner <br />-Siding to be LP Smartside ( Smooth w/ a 5" lap ) <br />-Soffit to be smooth LP Smartside ( match the home as closely as possible. } <br />-Paint siding <br />-5" Aluminum gutters and 3" downspouts on all sides ( Note - 2 downspouts included ) <br />All Work is covered by HomeWorks Construction Lifetime Workmanship Warranty. This means that it there ANY <br />workmanship issues in the future we will address these free of charge. <br />1. Permits <br />Purchase all applicable local municipality building permits. <br />2. Variance Process <br />Apply for Building Code Variance. <br />-To allow the Nest side of the new structure to sit on the existing footprin ( w/in the normal 5' setback ) <br />NOTE: This accounts for time spent on the application process, postage costs and appearances <br />at the Building Commission's Variance meeting. <br />3. Dumpster <br />-Remove all demolition debris and construction debris into an approved container anti remove from the site. <br />4. General Demolition <br />-Raze the existing garage structure save only for the existing stone wall on the North side <br />5. Excavation Backfill <br />HUGHES -GARAGE -3 9(15/2017 Page:2 <br />
