When enclosing porches for heat conservation or for other reasons, it should be done in a manner <br />that does not alter the architectural or historical character of the building. <br />Prohibited <br />Front porches, stoops, patios and steps that are important to the building's style and <br />development shall not be altered or removed; if in need of replacement, see above Required <br />section. See also Section IV B. Access for Handicapped or Disabled Persons. <br />Not Recommended <br />Original porch details should not be replaced with materials representing a'different period or <br />style from the original. <br />B. BUILDING MATERIALS <br />Wall materials in the district include brick, stucco, half - timbering, stone, clapboard, shingle, and <br />metal and vinyl siding. <br />Required <br />Exterior materials used on a new structure shall be compatible in scale, texture and color with <br />adjacent structures. Materials used on an addition to an existing structure shall relate to the <br />existing or original materials of that structure. As much of the original structure as possible shall <br />be so that - the - addition could be removed without damage to the basic structure - and <br />appearance of the building. <br />Recommended <br />Metal or vinyl siding may be used when it is the only feasible alternative. This siding should be <br />compatible with the original size and style and with the materials of other buildings in the district. <br />Prohibited <br />Inappropriate materials such as asbestos, asphalt, molded or artificial stone, or artificial brick <br />shall not be used. <br />Not Recommended <br />Glass blocks should not be used. Concrete block should not be used for anything other than <br />foundations. <br />STAFF RECOMMENDATION: <br />Staff recommends approval. Plans are compliant with the standards and guidelines highlighted <br />above, and do not contradict said standards and guidelines in any consideration; including scale <br />and materials. Also, no changes are being proposed to the appearance of the fagade visible from <br />Lamonte Terrace - the deck, modifications to the non - original bump outtenclosed porch, change in <br />fence material, and installation of new garage doors are all to be done on the back of the existing <br />structure. <br />Petitioner has agreed to store the one original feature ((1) window) being removed to facilitate <br />this project. <br />On a motion by Todd Zeiger with a second by Linda Riley the Commissioners <br />unanimously approved COA #2009- 0406D. <br />Note: The HPC is aware that the CFB (HardiePlank ®) is not an in -kind material choice <br />that, for now, is only being applied to the rear of the structure (and therefore not visible <br />from the street). The petitioner was cautioned that the approval of this C of A should not <br />be understood as an automatic approval/endorsement for its use in other locations. The <br />petitioner was made aware that future projects and material choices would be subject to <br />separate consideration. <br />10 <br />
