deterioration as a result of the differing coefficient of expansion and porosity of the historic
masonry unit and the mortar. This most often results in serious damage to adjacent brick.
Unpainted masonry surfaces shall not be painted unless they had been painted originally. Paint
shall not be removed from masonry surfaces by any means that damage the surface.
Not Recommended
Waterproof or water repellent coatings or surface consolidation treatments should not be used on
masonry surfaces unless required to solve a specific problem that has been studied and identified.
Coatings are frequently unnecessary and expensive, and can accelerate deterioration of the
masonry. Mortar joints, which do not need re- pointing, should not be re- pointed. Wood siding
should not be power- washed.
STAFF RECOMMENDATION: Staff recommends approval. Proper foundation work is
crucial to the stability and preservation of this land- marked home. The solution proposed is a
long lasting one and will allow the foundation system to breathe and halt further interior
deterioration. The addition of the K -style gutter system will also improve the prospects of the
foundation work and improve the condition of the wooden exterior walls.
On a motion by Todd Zeiger with a second by Linda Riley the Commissioners voted
unanimously -to - approve_COA #2009 - 04061_=_
STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date:
Application Number:
Property Location:
Architectural Style/Date:
Property Owner:
Landmark or District Designation:
Rating:
April 6, 2009
2009 -0406D
413 Lamonte Terrace
Queen Anne /1892
Tony and Sarah Bajuyo
Chapin Park LHD
Contributing
DESCRIPTION OF STRUCTURE/ SITE:
Two story, wood frame, irregular floor plan Queen Anne home built on elevated site.
ALTERATIONS:
Minor alterations include: Enclosure of back porch.
- Alteration made before 1932 per assessor card.
Addition of wood shingle style siding to entire exterior.
- Alteration made after 1949 update to assessor card, owner
estimates circa 1970s.
Addition of chimney on east side of the house.
-Date of alteration unknown.
Enclosure of second floor sleeping porch.
-Date of alteration unknown.
APPLICATION ITEMS:
New wood deck, replacing chain link fence with wood French Gothic picket ,remove and save
existing window and install French doors with transom.
