Julie Schutte,_ 1 - <br />55533 Dunham Rehabilitation Specifications Page 2, <br />deteriorated framing members. If needed on all areas install 7/16" <br />OSB sheathing over decking to provide level and adequate nailing surface <br />for new roofing. New roofing to be EDPM rubber roofing to be installed <br />to manufacturer's specs. Also install new hand railing around flat <br />porch area. Matching front porch hand railings. Remove both kitchen <br />doors and frame in the center door for the installation of a window. <br />Size to match other existing window in the kitchen. <br />Soffit Fascia & Gutters: <br />4. Remove all old gutters, soffit and fascia. Remove sub -fascia board <br />on all eaves and plum cut all rafters then install new 2x6 construction <br />wood sub -fascia. Install new aluminum fascia and vented soffit, soffit <br />to be level with new sub -fascia Furnish and install new .027 ga. <br />seamless aluminum gutters and down spouts. Gutters and down spouts <br />shall be hung and secured in a manner that effectively carries away <br />storm water. Down spouts shall be installed, so all gutters are <br />serviced by at least one. Install 24" down spout extension with <br />elbows at terminal ends of each down spout and splash blocks shall be <br />installed at terminal ends of each down spout extension. <br />Foundation: <br />5. Replace spalled or deteriorated brick and tuck -point loose or <br />deteriorated mortar joints. Remove all loose existing coatings on wall <br />surface and cover with 2 coats of a proven waterproof coating. ( i.e. <br />Tamoseal ). A block wall needs to be installed in the south east corner <br />of the basement. This wall is for enclosing an old cellar room that <br />extended out under the front porch. The wall will be 15' long and go <br />from the floor to the ceiling.(approx. 7') The exterior side of the wall <br />will need to be sealed with 2 coats of foundation coatings. Then it will <br />need to be back filled with dirt so that the restored porch can be <br />installed. <br />Doors: <br />6. Install new 32" pre hung insulated 9 lite steel door in kitchen. <br />Paint all sides of door and jamb with two coats of exterior latex paint. <br />Install Kwikset brand, model 400t lock set and model 660 deadbolt or <br />approved equal, keyed alike on all exterior doors. Repair all <br />installation damage to adjacent surfaces, interior and exterior. The two <br />front doors and 2nd floor door will need to be stripped and refinished <br />(restored) back to original condition. The jambs will only be repaired <br />and painted. Both front doors will have installed new Larson full view <br />storm doors. The kitchen and 2nd floor door will have a Larson value <br />core door. <br />Porch & Steps: <br />7. The removal of all the porch floor, post and hand railings. Only <br />leaving porch beam, soffit and roof. Install new porch piers to carry <br />the new floor and roof . Install 4x4 post columns and 2x6 treated floor <br />joist 16" o.c. and box plates. Install 1x4 fir floor decking then use a <br />1 x8 treated skirt board to cover the edge of the flooring and box plate. <br />Install treated lattice from the bottom of the floor joist to the <br />ground. Wrap columns post with 1x6 treated lumber, using all treated 2x2 <br />spindles with a 2x4 top and bottom plate for spindles and then use a 2x6 <br />top hand rail. The hand rail left (west) of steps will only have a half <br />post wrapped with 1x6 and a 2x8 block on top with hand rail and spindles <br />going from post back to the wall.
