The Housing Development Corporation delayed its <br />initial rehabilitation schedule from what I had originally laid out to <br />.ensure it met federal requirements for addressing lead-based paint. We <br />are still working on finishing up the necessary specifications in that <br />regard, but since the lead paint work mainly concerns the interior of <br />the home and HPC's review is in regard to the exterior, I am sharing the <br />rehabilitation specifications now. <br />We anticipate that the specifications will be complete and ready for <br />bid next week. If possible, we would request that HPC offer any <br />comments or areas of concern to us by October 22. If you have any <br />suggestions or questions about the specifications or intended <br />rehabilitation, please contact me and we can discuss with the housing <br />inspector who created them. <br />Thanks for your assistance! <br />Roofing: <br />1. Tear -off all roof coverings down to bare wood deck on house. <br />Replace or repair all deteriorated framing members. If needed on all <br />areas install 7/16" OSB sheathing over decking to provide level and <br />adequate nailing surface for new roofing. Install 15# felt over <br />decking, "Ice & Water shield" along all eaves and in valleys, metal <br />drip edge along all roof edge, appropriate pipe boots and ridge roof <br />vents for proper attic ventilation, Install a new step flashing at all <br />roof to vertical transitions. Install 235-240 Ib., 25 year, dimensional <br />Owens-Corning fiberglass strip shingles or approved equal on all pitched <br />roof surfaces. The flat roof in back above kitchen will need to be <br />replaced also down to the bare wood deck. Replace or repair all <br />deteriorated framing members. If needed on all areas install 7/16" <br />OSB sheathing over decking to provide level and adequate nailing surface <br />for new roofing. New roofing to be EDPM rubber roofing to be installed <br />to manufacturer's specs. <br />Demolition & Framing: <br />2. Remove chimney down below roof line and frame back in for new roof. <br />Remove door and flat roof on 2nd floor east side of house above porch. <br />Then frame in for new window, size to match other 2nd story windows. <br />Also frame in and deck roof to match existing pitch of porch roof. <br />Remove both kitchen doors and frame in the center door for the <br />installation_ of a window. Size to match other existing window in the <br />kitchen. <br />Demolition & Framing: <br />3. ( Option 2 ) Remove chimney down below roof line and frame back in <br />for new roof. Restore door and jamb on 2nd floor above front porch and <br />install new Larson value storm door. The flat porch roof will need to be <br />replaced also down to the bare wood deck. Replace or repair all - <br />
