Associated Property Types <br />Industrial Buildings in the East Bank 1867 - 1947 <br />Description <br />The industrial buildings considered within this property type include <br />-the sturdy steel, brick and concrete structureswhich were built <br />within the geographical boundaries of the East Bank Multiple Property. <br />Listing during the Industrial Era of its development. These.buildings <br />are most likely to be located within the core of the district, on or <br />near the east race, the St. Joseph River and at the site of the <br />various subsidiary flumes which once served local industrial .needs. <br />The buildings are of typical functional design, constructed in the <br />style of factory buildings during the late nineteenth.and early <br />twentieth centuries. They are primarily two.and three story brick <br />structures, often with metal casement windows and heavy wood personnel <br />• or loading doors. The earliest extant examples of this property type <br />dates to the 1860s and the latest to the 1940s: Typical features of <br />these structures include corbelling at cornersi- around.windows'and/or <br />cornice areas, flat roofs, square stair, fire'`and°chimney towers.. In <br />general, they demonstrate large, rectangular massing,. a minimum of <br />ornament and detail and sturdy, fireproof or:retardant construction. <br />The -earlier examples are often have brick or'stone foundations, and <br />brick walls, segmental arched windows and doors with stone sills. <br />Interior finishings are minimal. Later examples.are often of <br />reinforced concrete construction, with brick and stone facing and trim <br />materials. <br />Significance <br />The Industrial buildings of the East Bank are the quintessential <br />examples of the location and genesis of -the Industrial development of <br />the East Bank. Most are significant under*Criteria A, and relate to <br />the historic theme of South Bend's era of Industrial development; as <br />it was experienced in this geographic section of the community. <br />Industrial buildings of the East Bank were erected between 1868 and <br />1947 in areas near the source of river power, and later, railroad <br />lines were established in or near these facilities. Unlike similar <br />buildings on the west side of the river, which relocated away from the <br />river when steam -powered electrical energy came in use, East Bank <br />industrial operations tended to.be more static, adapting to new <br />technologies at their traditional locations. Other factors which <br />influenced the development of these industries on the East Bank <br />included the -presence of a strong agricultural region surrounding --the <br />r <br />
