5) 1997-0-521 - 1129 Riverside Drive - Garage Door replacement. <br />• , Mr. Duvall presented the Staff report and circulated photographs and product <br />literature. Mr. Oxian noted that he had antique garage doors on his garage <br />repaired and they have continued to be problematic for proper operation. He <br />indicated that he believed he would someday need to replace his doors. Mrs. <br />Choitz indicated that the outswinging garage doors which were custom made for <br />her daughters residence had performed and weathered well. Mr. Duvall indicated <br />that he had been perplexed that the doors seemed to be wider than the area of <br />wall for them to return against, making him wonder how to'fully open them. <br />Mrs. Choitz asked whether the aperture of the door would require alteration to <br />accommodate the replacement door. Mr. Duvall indicated that the reason for the <br />owner' s' selection of the flush door design was because it allowed for custom <br />cutting to fit the opening. Mr. Fine asked whether there were lites proposed. <br />Mr. Duvall indicated that there were not. <br />Mrs. Hostetler move for approval of the application. Mrs. Petrass seconded the <br />motion. - Mr. Fine suggested that there may be an issue of color here. Mr. <br />Duvall indicated that the door would be paintable. Mrs. Choitz observed that <br />the product literature indicated availability in white, almond, and brown. Mr. <br />Oxian asked what the size of the door was. Mr. Wiener estimated that it was <br />about 14 feet. Mrs. Choitz asked whether it was a. one car or two car garage. <br />Mr. Duvall indicated that it was a spacious garage with space for a workshop <br />and featuring a mechanic's pit and a vegetable cellar. <br />Mrs Choitz called the question. The motion passed 5 to 1 with Mr. Oxian <br />abstaining. Mrs. Sporleder explained her no vote indicating that she felt this <br />door was character -giving to the property and noting that the house was highly <br />rated. Mr.: Duvall indicated that there were two issues in the application and <br />• that retention of the doors and installation the new door were not necessarily <br />in conflict as they were not in the same plane. Mr. Oxian asked how you could <br />approve the new door while rejecting the removal of the historical doors. Mr. <br />Duvall indicated that the original doors could simply be left in the open <br />position. Mrs. Choitz indicated that the doors could be replicated by a <br />competent carpenter. Mr. Duvall noted that the owners had considered a west <br />coast supplier of customized doors which had proven -economically prohibitive. <br />Mr. Oxian indicated that he presumed the owners to be interested in the <br />convenient operation of automatic overhead doors. <br />5) 1997-0624 - 1325 East Wayne Street- - rear yard deck <br />Mr. Duvall presented the Staff Repot and distributed photographs and plans. <br />Mrs. Choitz moved to table the application and refer it to the Standards & <br />Maintenance committee for consideration upon receipt of more detailed <br />information. Mr. Fine seconded the motion. The motion passed unanimously. <br />B National Register Nominations <br />Mr. Duvall indicated that the commission had received four nominations to the <br />National Register of Historic Places which required consideration by the <br />commission as a Certified Local Government. <br />1) South Michigan Street Historic District <br />Mr. Duvall presented the Staff report and distributed documentation materials. <br />He further noted that the nomination was requestedby the HPC in accordance <br />with the 1993 Summary Report of the Indiana Historic Sites and Structures <br />Inventory for South Bend. <br />• Mr. Fine moved that the commission recommend this nomination to the Mayor, the <br />SHPO and the State Historic Preservation Review Board for inclusion in the <br />National Register. Mrs. Choitz seconded the motion. Mr. Oxian inquired as to <br />where the consultant found the information on storefront divisions.
