Wayne Street North <br />South Bend, IN 46615 <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />This c.1963 Ranch style dwelling is located in the East Wayne <br />Local Historic District and is rated as non-contributing. The <br />predominant building materials are brick and wood shingle. A <br />detached carport towards the rear of the property is accessed <br />from a straight drive from E. Wayne Street North. An inground <br />pool is located in the rear portion of the property and <br />surrounded by a wood picket fence. A wood pool shed is located <br />at the rear -east corner of the building. <br />PROPOSAL <br />1. Build 6" block wall in place of existing wood fence on east <br />and west sides of property. Height of wall to be that of <br />existing fence. Use existing wood fence as veneer over block <br />wall facing neighbors on east and west sides. Veneer west block <br />wall with brick to match house on the driveway side. <br />2. Rebuild existing wood pool shed at rear -east side of corner of <br />house in brick. Extend shed up to air conditioning units on east <br />side of house. <br />3. Enclose existing car port. <br />STANDARDS <br />I. Environment <br />B. Building Site and Landscaping <br />1) Required <br />Major landscaping items, trees, fencing, walkways, ... <br />which reflect the property's history and development <br />shall be retained ... Structures such as gazebos, patio <br />decks ... new walls ... and other similar structures <br />shall be compatible to the historic character of the <br />site and the neighborhood and inconspicuous when viewed <br />from a public way. <br />2) Recommended <br />New site work should be based upon actual knowledge <br />of the past appearance of the property found in <br />photographs, drawings, and newspapers. <br />3) Prohibited <br />No changes may be made to the appearance of the site <br />by removing major landscaping items, trees, fencing, <br />walkways, outbuildings, and other elements before <br />evaluating their importance to the property's history <br />and development. <br />III.
