'Area Board of Zoning Appeals—October 5,2011
MR. URl3ANSKl: I'll thank you very much sir and those questions will be answered by Mr. Danch.-
There vas rib one rese.Ot'to speak in rornonstr ce()T this pe dbm
R►EDUTM: .
MR I]AVCH. Just to answer a couple of thole ques ons. The art ing question, out of'the teti parcels that
;we're s wtng there only one of those watild have on strut pang and fats that parcel E that is on South
Strut veh these ileity of paka'ttg Tong Sott'th Stt #; 'AII the iotheou thr have pt 'pgl on their
grope tsr #htci'ssary paktrig lot that ve'ro doang ` esl'd °#o a#doer p gut
there, dory t hay thebrlxty rtglit n;i to purchase;I thx ,#its trio vet'lts that theye t1Iig about.
If we e able Lo ch s those thenyep I chttld go"NUAhMW s0, -Vison pirocess,t?acl th, t?vo
Tots up d vie cool ' e sl t them"nr re sttbdtvide thenf that's possrhle` But fight nov those ale° d
separate:omersha d so'we don't lime the ability go and'purcise thole grid as fans know nght now
those are not for sales And we did take a look at the sage oftlie lots eveh the ones that are shawaig afire
vacant,'as you were saying you can end,we looked at the houses°that are out there right now which are
basically two story homes and you can get possibly 1200 to 1800'square`foot homes on those lots that we've
created so I think that those are acceptable for that neighborhood area for what's being done. We tried to
match those lots with what's out there right now and the existing homes. And if you have any questions for
me, I'd be glad to answer them.
MR. PHIPPS; So Parcel E doesn't have access rights to the common parking but all the others do?
MR. DANCH; That's correct. Or the lot on the very corner that was large enough so that if they were going
to put a home on there and thinking it's kind of that odd angled lot, there's enough room for them to put a
house on there and also a garage and they would have been the farthest from the parking area so gave them
room to be able to put a garage on that site.
A motion to send the Special Exceptions to the Common Council with a Favorable Recommendation was
made by Mr. Phipps and seconded by Mr. "Young. The motion carried unanimously.
A motion for approval of the variances was made by Mr. Phipps and seconded by Mr. Hawley. The motion
carried unanimously.
After hearing the evidence on the petition, the Area Board of Zoning Appeals find that you did satisfy
the Standards as set forth in I.C. 36-7-4-918.5; therefore, the petition for Special Exceptions was sent
to the Common Council with a Favorable Recommendation and the petition for variances granted.
Based on the testimony presented, the Area Board of Zoning Appeals, after Careful consideration, finds the
Special Exceptions sent to the Common Council with a Favorable Recommendation and the petition for
variances granted will issue written Finding of Facts.
22
