South Bend Central Development Area <br />() continued... <br />association established to take care of <br />common property and maintenance fees. <br />The exact amount of the fees will be <br />determined by the owners association <br />based on the services it wishes to provide <br />and maintain. <br />Mr. Bergeman added that Eco-Urban <br />anticipates, through Phase II with retail <br />coming online, that it would employ a full <br />time service person. That person could <br />serve the residential units also. <br />d) Please list, or give examples of, the <br />businesses likely to be the tenants who <br />will pay $12 - $15 SF + CAM for the <br />retail spaces developed in Phase II. <br />Written Answer: Eco-Urban <br />Collaborative plan to establish this area as <br />an eco urban and cultural arts destination <br />for South Bend. It will market these <br />properties to a selection of businesses <br />(ideally locally owned) which cater to this <br />lifestyle and provides the services and <br />products its residential, commercial, and <br />retail clients have indicated they would <br />like to have in the focus groups that it has <br />been holding. These include but are not <br />limited to a coffeehouse, a bistro or other <br />type o f small re staurant, a wine bar, a <br />small grocery, an art gallery or book store, <br />an outdoor sports store (walking, biking <br />etc), a health business (spa), an <br />environmental products and services <br />boutique, as well as an assortment of <br />professional offices and services including <br />legal, real estate, medical, etc. Eco-Urban <br />23 <br />
