South Bend Redevelopment Commission
Regular Meeting -July 20, 2007
6. NEW BUSINESS (CONT.)
D. Sample-Ewing Development Area
(1) Commission approval requested for
proposal for professional services in the
Sample-Ewing Development Area. (Survey
work, disposition to TRANSPO,
Studebaker Industrial Park)
Mr. Inks noted that the Commission
previously partnered with Transpo to allow
for the development of a new headquarters
and maintenance facility at the new
Studebaker Industrial Park (formerly the
South Bend Stamping Plant). The new
development was planned on 12.8 acres and
would contain 160,000 sft of building
construction.
Transpo recently expressed a need to acquire
more acreage for their development than was
envisioned in the original contract. Transpo
has offered to pay market rate for the
additional real estate, which would increase
their site from 12.8 acres to almost 20 acres.
Commission staff and City Administration
both support this proposal from Transpo.
A meets and bounds description of the
additional acreage is required as part of our
due diligence in anticipation of an amended
development agreement being brought to the
Commission. Staff solicited a proposal for
professional services from DLZ Indiana,
LLC due to their familiarity with the
property. They conducted the previous legal
description for the original Transpo site used
in the original contract.
Staff recommends approval of the July 2,
2007 proposal from DLZ Indiana, LLC in the
49
