South Bend Redevelopment Commission
Regular Meeting —March 22, 2011
Ms. Hathaway noted that the architectural
and site design guidelines for Ignition Park,
pertain to all primary accessory buildings to
create four -sided buildings that contribute to
the over all image of Ignition Park as a
launching pad for technological innovation
and a cohesive development with emphasis
on Leed Silver construction. The guidelines
address the required shielding from
mechanical equipment and trash receptacles
and set minimum requirements for
landscaping, signs, lighting, fencing, etc. The
guidelines give the Architectural Review
Board (ARB) authority to respond to an
applicant with approval, denial, or they can
impose conditions and waive guidelines. The
guidelines were intentionally developed to be
flexible, and not very robust. It's expected
that robust element will come from the
contract we have with BSA Life Structures as
part of the master planning. It is hoped that
when we do a multi- tenant building that will
help to refine them further. She asked for
Commission approval of the Guidelines as
they are written now, so that there will be
some guidelines in place if a development is
proposed.
Upon a motion by Mr. Downes, seconded by COMMISSION APPROVED RESOLUTION N0.2857
Ms. King and unanimously carried, the ADOPTING ARCHITECTURAL AND SITE DESIGN
Commission approved Resolution No. 2857 GUIDELINES FOR IGNITION PARK
adopting Architectural and Site Design
Guidelines for Ignition Park.
(3) Resolution No. 2859 adopting a
Declaration of Covenants and Restrictions
for Ignition Park.
Mr. Inks requested that Item 6.C.(3) be
tabled.
10
