South Bend Redevelopment Commission <br />Regular Meeting —March 22, 2011 <br />Ms. Hathaway noted that the architectural <br />and site design guidelines for Ignition Park, <br />pertain to all primary accessory buildings to <br />create four -sided buildings that contribute to <br />the over all image of Ignition Park as a <br />launching pad for technological innovation <br />and a cohesive development with emphasis <br />on Leed Silver construction. The guidelines <br />address the required shielding from <br />mechanical equipment and trash receptacles <br />and set minimum requirements for <br />landscaping, signs, lighting, fencing, etc. The <br />guidelines give the Architectural Review <br />Board (ARB) authority to respond to an <br />applicant with approval, denial, or they can <br />impose conditions and waive guidelines. The <br />guidelines were intentionally developed to be <br />flexible, and not very robust. It's expected <br />that robust element will come from the <br />contract we have with BSA Life Structures as <br />part of the master planning. It is hoped that <br />when we do a multi- tenant building that will <br />help to refine them further. She asked for <br />Commission approval of the Guidelines as <br />they are written now, so that there will be <br />some guidelines in place if a development is <br />proposed. <br />Upon a motion by Mr. Downes, seconded by COMMISSION APPROVED RESOLUTION N0.2857 <br />Ms. King and unanimously carried, the ADOPTING ARCHITECTURAL AND SITE DESIGN <br />Commission approved Resolution No. 2857 GUIDELINES FOR IGNITION PARK <br />adopting Architectural and Site Design <br />Guidelines for Ignition Park. <br />(3) Resolution No. 2859 adopting a <br />Declaration of Covenants and Restrictions <br />for Ignition Park. <br />Mr. Inks requested that Item 6.C.(3) be <br />tabled. <br />10 <br />
