(iv) Parking area landscaping should not block or interrupt driving and <br /> pedestrian sight lines <br /> (v) Parking area landscaping should not create "dark pockets" or other <br /> insecure spaces. <br /> (vi) Parking areas should incorporate native, salt-tolerant plant species. <br /> (15) Commercial/Mixed Use Off-street Parking and Service Areas <br /> (A) Off-street parking and service area design must conform to this SBZO for <br /> sizing, spacing, landscaping, and location. <br /> (B) Parking and service areas must be located at the rear of the building. With <br /> the exception of on-street parking, parking and service areas that front <br /> primary and secondary streets are prohibited. <br /> (C) Parking and service areas should be located and designed to minimize <br /> interference with pedestrian access and connections to the surrounding <br /> neighborhood. <br /> (D) Parking areas located between primary retail streets and residential areas <br /> must be buffered with landscaping, fencing, or architectural elements to <br /> facilitate pedestrian circulation between uses. Physical transitions between <br /> uses and buildings should be as seamless as possible. <br /> (E) Service and loading areas for commercial buildings should be located as <br /> far as possible from primary entrances to upper-floor residential units and <br /> free-standing residential buildings. <br /> (F) Dedicated parking for individual businesses is prohibited, with the <br /> exception of drop-off/pick-up type service businesses, which may provide <br /> one dedicated space per business, during business hours. Shared parking <br /> is required to minimize the visual impact of land devoted to parking, and <br /> to provide more efficient, day-long parking during and between peak <br /> periods. <br /> (G) Parking areas for separate but adjacent' development parcels should be <br /> physically linked with no grade separation to allow efficient internal <br /> parking circulation. <br /> 36 <br />
