(L) Wood and decorative metal are the preferred materials for residential <br /> fencing. Fences should be considered an extension of the architecture of <br /> the residence and should make a transition between the mass of the <br /> architecture and the natural forms of the site. <br /> (M) Decorative fences and hedges must be no greater than six feet(6') in height along the rear <br /> and side property lines that do not face the streets. <br /> (6) Single Family Residential Parking And Service Areas <br /> (A) Parking must be provided by an off-street enclosed garage located at the rear <br /> of the primary structure. All garages must comply with the setbacks <br /> required by this SBZO. <br /> (B) Side-loaded garages accessible from primary or secondary street frontages <br /> are permitted only when alley access to garages is not possible or <br /> practical. <br /> (C) Garages must have a setback (apron) from the rear property line at least <br /> sufficient to accommodate the parking of an automobile. <br /> (D) Garage setbacks must include paved and screened locations for trash cans <br /> if cans cannot be stored in the garage. Trash and waste containers should <br /> be located within the garage or screened area from the street or alley. <br /> (E) Garages along primary or secondary streets should incorporate <br /> single-car garage doors to reduce the overall visual impact of the garage. <br /> Garages that access from rear alleys may incorporate double-car doors. No <br /> more than one (l) double or two (2) single garage doors are permitted to <br /> face any primary or secondary street. <br /> (F) Garages must incorporate roof types that complement the roof type of the <br /> primary building. Hipped and gabled are acceptable roof types. Where <br /> appropriate to the design, dormers may be included. <br /> (G) Garages that access from the front of the property or the primary street <br /> are prohibited. Garages that access directly from South Bend Avenue <br /> are prohibited. <br /> (H) Three-car garages are prohibited. <br /> (I) Driveways should generally be twelve feet (12') wide at the property line <br /> tapering as necessary on the residential side. Excessively wide driveways <br /> (sixteen feet [16') or greater at the curb) and circular designed driveways <br /> within the front yard setback are prohibited. <br /> 13 <br />
