(3) Single Family Residential Building Setbacks <br /> (A) Setbacks must conform to the standards set forth in this SBZO. Buildings <br /> setbacks should include landscaping and pedestrian walks to enhance the <br /> pedestrian experience. <br /> (B) Appropriately designed setbacks that do not conform or relate to adjacent <br /> buildings that are required to accommodate unusual site conditions (i.e. <br /> existing trees, grades, etc.) are encouraged. <br /> (C) Building on corner lots to the setback lines of both streets is strongly <br /> encouraged in order to "hold" comers and define blocks. <br /> (4) Single Family Residential Building Design And Materials <br /> (A) Facades <br /> (i) All buildings should be designed with common elements such as <br /> clearly defined front doors/entries, front porches, articulated rootlines, and <br /> symmetrical fenestration on the front facade (i.e., the facade facing the <br /> primary street). <br /> (ii) Buildings that have identifiable architectural styles must incorporate <br /> elements and details that remain consistent with that style. "Mixing- <br /> and-matching" architectural elements from various styles is <br /> prohibited. <br /> (iii) Non-contextual facades that do not relate to the street, adjacent <br /> properties, and the general neighborhood character are prohibited. <br /> (iv) Unarticulated, Modern Style building fagades are prohibited. <br /> (v) Front building fagades should be oriented toward, and parallel to, all <br /> primary street frontages including buildings on corner lots. <br /> (vi) Building designs that create blank wall conditions facing primary or <br /> secondary streets are prohibited. <br /> (vii) The front door should be a prominent and welcoming feature on the <br /> front facade of the house, facing the primary street frontage. Building <br /> designs that create blank wall conditions facing the street or orient <br /> front doors so that they are not visible from the street are prohibited. <br /> (viii) Primary entries and windows, rather than garage doors, must be the <br /> dominant elements of the front facade. <br /> (ix) Street-facing fagades of attached buildings should incorporate <br /> 7 <br />
