9/15/69 point being the point of curvature of a 240.863 foot radius curve to the left; thence northwesterly on and along said 240.863 foot radius curve with a chord bearing of north 58 degrees 19 minutes west, and a chord length of 253.01 feet through a central angle of 63 degrees 22 minutes and an arc length of 266.38 feet to the southerly line of Ardmore Trail, said point being the point of tangency of said curve; thence south 63 degrees 22 minutes west on and along said southerly line of Ardmore Trail a distance of 80 feet to the point of curvature of a 320.863 foot radius curve to the left; thence southeasterly on and along said 320.863 foot radius curve with a chord bearing of south58 degrees 19 minutes east and a chord length of 337.05 feet through a central angle of 63 degrees 22 minutes and an arc distance of 354.86 feet to a point on the south line of Prast Boulevard 3.02 feet west of the west line of Illinois Street, said point being the point of tangency of said curve; thence north a distance of 80 feet to the place of beginning, containing an area of 24,849.90 square feet, more or less, := subject to the conditions that said tract of land is to be used by said City of South Bend for the purpose of constructing and maintaining a public street thereon, and subject further to the condition that in the event that said tract of land ceases to be used by said City of South Bend as a public Street then and in that case, the tract of land herein - before described shall revert back to Bendix as if the conveyance had not been made.
