ftanfmtttrt Road <br /> ZONING AND VACATION COMMITTEE <br /> Zo tie fdnuanou Omuta a! of the (Ong of ff0mrt4 Nrnd: <br /> The March 11, 1991 meeting of the Zoning and Vacation <br /> Committee was called to order by its Chairperson, Council <br /> Member Lee Slavinskas at 4:00 p.m. in the Council Informal <br /> Meeting Room. <br /> Persons in attendance included Council Members Niezgodski, <br /> Duda, Coleman, Zakrzewski, Soderberg, Ladewski, Luecke, <br /> Slavinskas, and Puzzello; Mike Dansch, John Byorni, Mark <br /> Dobson, James Kronk, Don Porter, and Kathleen Cekanski- <br /> Farrand. <br /> Council Member Slavinskas noted that the first item on the <br /> Agenda was to review Bill No. 3-91 which is a zoning request <br /> for the property located at the northwest corner of Bendix <br /> Drive and Elwood Avenue. <br /> Mr. Mike Dansch of Peirce and Associates was present on <br /> behalf of the Petitioner, Sam Enterprises Corporation. Mr. <br /> Dansch noted that the request is to zone from "A" <br /> Residential "A" height and area to "C-1" Commercial and "C" <br /> Commercial, "E" height and area. He noted at the February <br /> 19, 1991 Area Plan. Commission meeting that it received a <br /> favorable recommendation subject to a final site development <br /> plan, and that the proposed "C-1" Commercial area be used <br /> for offices only. It was also noted that the Council will <br /> take action upon a Substitute Bill (copy attached) . <br /> The developer has worked with the residents to allow gardens <br /> on a year to year basis, as has been done in the past. <br /> Council Member Soderberg thanked the Petitioner for allowing <br /> the gardens to continue and for the developer to work <br /> closely with the residents in the area. It was noted that <br /> the property is currently vacant, and that the total site to <br /> be rezoned is 7.23 acres. <br /> Council President Niezgodski noted that the site in question <br /> had been proposed to become a trucking concern several years <br /> earlier. He noted that he was pleased with the proposed <br /> development and also appreciates the Petitioner working with <br /> the residents to allow the gardens to continue. <br /> Council Member Zakrzewski questioned when construction would <br /> begin. Mr. Dansch noted that if financing for commercial <br /> loans is available, that hopefully construction will begin <br /> this spring, and that the project would be phased over a two <br /> (2) to three (3) year period. The Committee also reviewed <br /> the preliminary site plan made available by the Petitioner. <br /> Following further discussion, Council President Niezgodski <br /> made a motion seconded by Council Member Coleman that <br />
