lInmmitirr Export <br /> ZONING AND VACATION COMMITTEE <br /> Me fie Mom= Qlamwil of Or City of Doug irnd: <br /> The February 11, 1991 meeting of the Zoning and Vacation <br /> Committee was called to order by its Chairperson, Council <br /> Member Lee Slavinskas, at 5: 07 p.m. in the Council Informal <br /> Meeting Room. <br /> Persons in attendance included Council Members Zakrzewski, <br /> Duda, Luecke, Slavinskas, Duda, Ladewski, Soderberg, <br /> Niezgodski, and Coleman; John - Byorni, George Herendeen, <br /> Richard Morgan, John Cergnul, Dr. Fred Ding, a member of the <br /> new media, and Kathleen Cekanski-Farrand. <br /> Council Member Slavinskas noted that the first item on the <br /> agenda was to review Bill No. 102-90 which would amend the <br /> Zoning Ordinance for the property located at the Northeast <br /> corner of Linden Avenue and Clemens Street. <br /> Mr. Herendeen, the attorney for the petitioner, stated that <br /> the property had be rezoned twice before, however reverted <br /> in light of the fact that the former petitioners failed to <br /> file a final site plan. The proposed use would be for single <br /> and multi-family dwellings. It would be a three-phase <br /> development with the first phase beginning on the western <br /> most part, the second in the middle, and the third being on <br /> the eastern part. The land involved, mainly 12 . 35 acres is <br /> currently vacant. The complex would be for one, two, and <br /> three bedroom apartments, with the three bedroom being a <br /> townhouse in nature with garages. Rent would be <br /> approximately $600. 00 per month for the three bedroom, and <br /> approximately $400. 00 for the two bedroom. The companies <br /> involved are Benchmark Company out of Columbus, Ohio and a <br /> company from Whitesford, Indiana. Mr. Herendeen then showed <br /> pictures of buildings similar to those which would be <br /> constructed in the area. He noted that the total amount of <br /> units involved would be 120. Area Plan gave a unanimous <br /> favorable recommendation on this proposed rezoning. Mr. <br /> Herendeen also stated that this is a private development, <br /> however they have made application to receive Federal Tax <br /> Credits through the State of Indiana. <br /> Council Member Ladewski questioned what the time table for <br /> construction would be. Mr. Herendeen noted that construction <br /> would begin this Spring if the zoning is approved. <br /> Council Member Luecke questioned whether the low income <br /> housing credits have been allocated, and was advised that <br /> they have not at this point. He also questioned whether the <br /> project would move ahead without the credits, and was <br /> advised that it would. <br />
