� A C3) <br />• r a n d u m <br />Community & Economic Development\ <br />1200 County -City Building, 227 West Jefferson, South Bend, Indiana 46601 -1830 Phone 574/235 -9371 Fax 574/235 -9021 <br />To: Redevelopment o sion <br />From: Bill Schalliol <br />Subject: Professional Se s - DJ Construction <br />ACSNA Project Site Improvements <br />Date: May 23, 2012 <br />Attached to this memorandum is a professional service contract from DJ Construction for <br />construction services to be performed on the interior and exterior of the ACSNA CBOC Project Site. <br />The improvements are necessary to facilitate the construction and rehabilitation of the 61 year old <br />Gates facility for the CBOC VA project. The improvements listed in this agreement consist of <br />environmental remediation, exterior and interior building improvements and improvements that <br />relate and coordinate with the improvements made to the structure by ACS, the building tenant. <br />As part of the reuse plan for the building, all environmental remediation of the building was done at <br />the beginning of the project to eliminate future conflicts when removing asbestos materials. <br />Although only a portion of the building is in use, the entire structure has been remediated to allow <br />for future occupancy. <br />The exterior building improvements consist of aesthetic and functional project components. To <br />meet current code, all of the windows along the alley or east side of the building needed to be <br />blocked in to meet code for building spacing. All of the remaining windows on the second floor were <br />covered over or modified to present a uniform appearance for the south and west faces of the <br />building. The windows are not being replaced or filled in because of the uncertainty with the reuse <br />of the second floor space in the future. Additionally, masonry work was needed to repair loose <br />section of the facade and parapet of the building. Once the exterior work was done, the entire <br />building was painted a two -tone paint format. <br />The improvements of the interior of the building related to demolition and clean up of spaces that <br />would cease to be easily accessible once the clinic space was established on the first floor. Also, in <br />an effort to better secure the building, a couple of doors require replacement and modification. <br />The total project budget for all exterior work to be performed at the site was $432,000 as approved <br />by the Commission earlier in the year (Res 3005). The total scope of work provided by DJ <br />Construction is $156,700 and an itemized listing is attached to this memo. <br />Staff requests approval of this professional service proposal with DJ Construction. <br />What We Do Today Makes A Difference! <br />
