Bourg
~' I.;;/ Fro
~ ix
Community & Economic Development ~r\`~~'>,
1200 County-City Building, 227 West Jefferson, South Bend, Indiana 46601-1830 Phone 574/235-9371 Fax 5741235-9021
To: Redevelopment Commission
r
From: Bill Schalliol, Economic Development Planner
Subject: Professional Services -Property Acquisition Assistance
Related to 748 Hawbaker Street
Date: December 12, 2010
Attached to this memorandum is a letter from Christopher Davey with Grubb & Elliss/Cressy &
Everett concerning expenses related to professional services for acquisition of property at 748
Hawbaker Street in the South Side Development Area. This parcel, and several adjacent parcels
were proposed for acquisition for one of the versions of the Erskine Plaza Pond project. When it
was determined that we would reconstruct the ponds in place, a project currently underway, it was
determined that there was still value in the acquisition of 748 Hawbaker related to the modified
project plan.
After months of intense and ultimately unsuccessful negotiations with the property owner, it has
been determined that the needed infrastructure improvements can be accomplished without having
to acquire the parcel. But because we will not be closing on the parcel, this professional service
item will not be able to be included in the closing transaction and needs to be covered as a
standalone Commission item.
Staff request approval of the professional service reimbursement in the amount of $2,000.00. Staff
appreciates the cooperation, coordination and consulting Mr. Davey provided related to this
acquisition effort and requests the Commission's favorable approval of this request.
What We Do Today Makes A Difference!
