South Bend Redevelopment Commission <br />Rescheduled Regular Meeting -August 26, 2009 <br />properties intended to be acquired in <br />connection with the Coveleski area planning. <br />He said the public needs to see that there is <br />an end in sight, not just continual, expensive <br />acquisition. Mr. Gibney responded that they <br />are the final acquisitions for the <br />neighborhood plan. The Manor, owned by <br />Madison Center, has been added outside of <br />the planning area because of its deteriorated <br />condition. It is vacant and will be <br />demolished with no immediate use other than <br />temporary surface parking. <br />Mr. Inks noted that only one of these five <br />properties is in the strategy to be <br />implemented over the next several years. <br />The other four are on the list because they <br />represent a site that may have future <br />development potential. If we get a proposal <br />for that site, we want to be able to move <br />quickly to acquire those properties. We are <br />not planning to acquire them at this time, <br />without imminent development opportunity. <br />Ms. Jones noted that the Commission does <br />not like to acquire and hold property. But it <br />is important to plan ahead and be ready for a <br />development opportunity when it presents <br />itself. Acquisition and land clearance takes a <br />lot of time. We try to maintain a reasonable <br />amount of land to respond to opportunity, not <br />more land than the market can respond to. <br />Upon a motion by Mr. Downes, seconded by <br />Ms. King and unanimously carried, the <br />Commission approved Resolution No. 2595 <br />amending the Development Plan for the <br />South Bend Central Development Area and <br />adding one or more parcels to the List of <br />Parcels to be Acquired. <br />(3) Public Hearing on Resolution No. 2596 <br />COMMISSION APPROVED RESOLUTION NO. 2595 <br />AMENDING THE DF.VELOPMEN'( PLAN POR TFfE <br />SOUTH BEND CENTRAL DEVELOPMENT AREA <br />AND ADDING ONE OR MORE PARCELS TO THE <br />LIST OP PARCELS TO BE ACQUIRED <br />6 <br />
