F/K/A Calvary Temple-South Bend Gospel <br />Tabernacle, Inc. <br />Location: 3423 and 3507 South Michigan Street <br />Jurisdiction: City of South Bend <br />Requested Action: <br />The petitioner is requesting a zone change from MU Mixed Use District to SF2 Single <br />Family and Two Family District to allow Renovation of an existing building for a new <br />primary and secondary public charter school. <br />Land Uses and Zoning: <br />On site: On site is an existing 44,500 square foot vacant commercial building <br /> with a large vacant area along Main Street. <br />North: To the north are single famiy homes zoned SF2 Single Family & Two <br /> <br />East: Family District. <br />To the east are offices zoned OB Office Buffer, the South Bend Motel <br /> zoned LB Local Business District, and single family homes zoned SF2 <br /> Single Family & Two Family District. <br />South: To the south is Rehab Ministries and a pazlcing lot zoned LB Local <br /> Business District. <br />West: To the west are single family. homes zoned SF2 Single Family & Two <br /> Family District. <br />District uses and development standards: <br />The SF2 Single Family & Two Family District is established to protect, promote and <br />maintain the development of single family dwellings and two family dwellings in the <br />urban core of the City of South Bend as well as to provide for limited public and <br />institutional uses that aze compatible with an urban residential neighborhood. <br />Site plan description: <br />A site plan is not required for this rezoning. <br />Zoning and land use history & trends: <br />In 1992 the subject property was rezoned from "B" Residential and "D" Light Industrial <br />to "C" Commercial. In 2002 a revised final site plan was approved. When the new <br />zoning ordinance and map were adopted in 2004, the subject property was zoned MU <br />Mixed Use District. <br />Traffic and transportation considerations: <br />Dean Street has two lanes. Main Street has two southbound lanes.
