Phillippa <br />Street, City of South Bend - APC #1950-99 <br />Dear Council Members: <br />The above referenced ordinance of Joan Godmilow was legally advertised on September 9, 1999. <br />The Area Plan Commission at its public hearing on September 21, 1999, took the following <br />action: <br />Upon a motion by Gerry Phipps, being seconded by xoperc r~awiey ana unanuuuwiy caniCU, ~u~ <br />~roposed ordinance of Joan Godmilow to zone from "C" Commercial, "D" Height & Area to <br />'A-1" Residential, "D" Height & Area, property located at 614, 618, 702, 706 S. Phillippa <br />Street, City of South Bend ><s sent to the Common Council with a favorable recommendation. <br />Although the Commission would not normally recommend zoning single family homes to "A-1", <br />the surrounding area is zoned for multi-family use and the commercial building will be used as a <br />duplex. The proposed zoning is less intensive than the existing zoning. <br />PLEASE NOTE that the Ordinance has been amended by the petitioner and is different than that <br />used for the Common Council's first reading. The amended Ordinance was the Ordinance legally <br />advertised and heard by the Area Plan Commission. <br />The deliberations of the Area Plan Commission and points considered in arriving at the above <br />decision are shown in the minutes of the public hearing, and will be forwarded to you at a later <br />date to be made a part of this report. <br />Attached, for your consideration in the review of this matter, is a copy of the Area Plan <br />Commission's Staff Report. <br />Sincerely, <br />u> ~~~ JI~'`~' <br />J hn W.
