Hickory Rd. <br />Bill No. 21 -15 Rezone -2212 Mishawaka Ave. <br />With a quorum present Oliver Davis Chair of the Zoning & Annexation Committee, opened the meeting <br />indicating three bills on the agenda. <br />The first, bill 07 -15, was a petition to rezone an approx. 9 acre parcel on Northside Blvd. more <br />commonly known as the old Transpo site. The request was to rezone the parcel from MU (mixed use) to <br />MF1 district to SF2 (single & multifamily). The proposal would divide the parcel into 54 lots for <br />residential development. <br />Angela Smith from the Area Plan Commission (APC) staff explained the proposal. In response to Karen <br />White's questions, Angela said there were no remonstrators at the APC hearing which resulted in a <br />unanimously favorable recommendation. <br />Daryl Knepp from Abonmarche and David Sieradzki representing Century Builders, the developer were <br />present to answer any questions. <br />Ultimately Valerie Schey, who had expresses full support, motioned to send to Council favorably. Derek <br />Dieter seconded and all affirmed. <br />The second item, bill 20 -15 requested a zoning change from GB (general business) to a PUD (planned <br />unit development). This was a 10.61 acre parcel on which two vacant buildings stand, a former Martin's <br />and a former Target store. The APC staff gave a request a favorable recommendation. <br />Matt Chappias from Area Plan and Mike Danch augmented the presentation, with a site plan (attached). <br />There were only a few technical questions from the Council before Derek Dieter and Valerie Schey made <br />motions supported by all that sent the bill with a favorable recommendation. <br />The final item, bill 21 -15, was a petition to change zoning at 2212 Mishawaka Ave. from MU (mixed use) <br />to LB with an exception to allow a tattoo parlor. The building in question is a 3,300 sq. ft. currently <br />vacant. <br />
