C. Contiguity <br />The Annexation Area is at least one -eight (1/8), or 12.5% <br />contiguous to the South Bend City limits: <br />Contiguous Non - Contiguous Total <br />524.67' 887.88' 1412.55' <br />37% 63% 100% <br />D. Size <br />The size of the Annexation Area is 1.84 acres. <br />E. Buildinas and Land Use <br />The Annexation Area is currently undeveloped, and has no <br />structures on it. <br />It is the City's understanding that the contingent purchaser <br />intends to construct a church on the property. <br />F. Zoning <br />The Annexation Area is presently zoned "R" Residential, in <br />unincorporated St. Joseph County. Upon annexation it will be <br />zoned "A" Residential per the requirements of Chapter 21 of the <br />Municipal Code of the City of South Bend. <br />G. Tax Rate and Assessment <br />Since the City of South Bend will be providing fire service upon <br />incorporation of the Annexation Area, the Township Rate will <br />decrease by $.4095 per $100.00 of assessed valuation with the <br />deletion of the Fire Fighting Fund, the Fire Debt Fund, and the <br />Cumulative Fire Fund. <br />The tax rate for the Annexation Area will increase by $5.5989 per <br />$100.00 of assessed valuation with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend <br />Transpo Rate. <br />The net increase in property taxes will be $5.1894 per $100.00 of <br />assessed valuation. The tax rates used are those of 1991 payable <br />in 1992. Table 3 in the Appendix shows the representative tax <br />rate information as published by the St. Joseph County Auditor. <br />The current net assessment of the Annexation Area cannot be <br />accurately determined at this time. Although the assessment of <br />lot 26 is readily available, the remainder of the Annexation Area <br />is a small portion of tax parcel 14- 1035 -0590. The assessment for <br />3 <br />
