EX11IL511 "C', <br />ATTACHMENT: PART 111 <br />SECTION IV - BOUNDARY MODIFICATION PROPOSAL <br />The renewal modification proposal is based on the UFA's premise that the Zone program is <br />an area development program. The areas to be deleted are undevelopable while the areas to <br />be included assist in creating a more unified zone for both the residential section and <br />commercial /industrial section. <br />The two (2) areas proposed (or deletion include Area Na.I,a 56.62 acre (.09 square mile) <br />area of vacant land with limited access and poor soil conditions for building Area No.2, a <br />12.4 acre (.02 square mile) area that is now part of Coveleski Baseball Stadium. 'i'he only <br />original criteria affected by the deletion of these areas is the size of the zone. The current <br />zone is 1869.41 acres *(2.92 square miles)* and these deletions reduce the zone by 69.02 <br />acres or .11 square miles for a total of 1800.39 acres or 2.81 square miles. <br />There are three specific areas proposed to he added to the zone. Each is adjacent to the <br />zone, one being residential in nature and two commercial /industrial in nature. None of the <br />proposed areas violate the threshold criteria, individually or collectively. The <br />commercial /industrial areas to be added are triangular pieces of property previously isolated <br />between the zone boundary and RR tracks. Area No. 3 includes a small triangular area <br />bounded by the north side of Sample, the alley east of Michigan and the RR tracks. This <br />area includes four (4) existing companies Sibley Manufacturing, A to Z Plastics, Z.,iker <br />Cleaners, and Mossburg Printing Company; two vacant lots and a parking lot. Changes to <br />the threshold criteria include increasing the zone by 17.78 acres of.03 square miles and, <br />increasing the percentage of industrial property. <br />Area No. 4 includes two small triangles of land one 4.86 acres or .01 square miles and the <br />other 4.25 acres or .01 square miles. The property contains a soil yard for Ritschard <br />Brothers, Aggregate Rental, a vacant building and a post office site. Changes to the <br />threshold criteria include increasing the zone by 9.11 acres or .02 square miles and, <br />increasing the percentage of commercial /industrial property. <br />Area No. S is residential in nature and the largest at 82.44 acres or .13 square miles. It <br />includes that portion of the Southeast neighborhood that is located between the zone's <br />southeastern boundary and an area proposed by the school corporation as an expansion to <br />Riley High School. The proposed areas is included in the "neighborhood" represented by <br />SF.QL, Southeast Quality of Life, the neighborhood organization 11BA worked with during <br />its strategic planning process. <br />* Acres /Sq. miles differ from previous figures due to the use of a computerized mapping <br />system to determine acreage. , <br />Mevprop <br />
