That your petitioner desires to have the real estate <br />described in paragraph 2 hereinabove (Area A) rezoned and reclassi- <br />fied by amendment of said zoning ordinance from the above classi- <br />fication to C- 1Corcial District and D Height and Area District. <br />5. That your petitioner intends to make the following <br />use of the real estate first above described if this petition is <br />granted and said rezoning permitted; <br />Your petitioner proposes to erect a small retail shopping <br />center on the above real estate which is now zoned C -1 Commercial <br />(Area C -1) and to construct an off street parking lot and driveway <br />cn the portion of the above real estate for which this rezoning <br />is requested (Area A). Said shopping center will consist of a <br />;rocery store, a hardware store, a bakery and a drug store. Your <br />petitioner then plans, after the construction of said shopping <br />:enter and said off street parking lot, to lease said individual <br />retail stores to individual lessees for .use by them as integral <br />)arts of said shopping center. <br />6. That the nature and location of the residential area <br />>urrounding said real estate indicates that the majority of the <br />;ustomers of said proposed shopping center will utilize automobile <br />transportation in their patronage thereof and will be in need of <br />idequate parking facilities; that the use of the real estate de- <br />>ignated Area A as an off street parking lot for the use of custome <br />,f said shopping center will avoid excessive parking on U. S.HighwE <br />o. 20, on which highway said real estate fronts, and will thus <br />void a serious traffic hazard in the proximity of said shopping <br />enter; your petitioner believes that because of the modern trend <br />n automobile shopping the commercial use of Area A is consistent <br />ith and necessary to the commercial use of Area C -1 as a shopping <br />
