Herrman & Goetz Annexation Area <br />SECTION 1I. GENERAL DATA <br />A. Location <br />The Annexation Area is located on the west side of Oak Road, approximately 650' south of <br />Lincolnway West. See Map]. <br />B. Legal Description <br />The Annexation Area is part of the East half of the Southeast Quarter of Section 31, Township 38 <br />North, Range 2 East, German Township, St. Joseph County, Indiana. For a complete legal <br />description see Tablel. <br />C. Contiguity <br />The Annexation Area is not contiguous to the City limits. See Section I, B. <br />D. Size <br />The Annexation Area is approximately 62.53 acres. <br />E. Buildings and Land Use <br />The site is an open field, There are no structures on the site. The site is to be developed into an <br />industrial park of one or more uses. <br />F. Zoning & Subdivisions <br />The site is currently zoned "M" Manufacturing in unincorporated St. Joseph County. The site has <br />yet to be subdivided. The Area is proposed to be zoned "D" Heavy Industrial upon annexation. <br />G. Population <br />There is no population within the Annexation Area. <br />H. Tax Rate <br />The tax rates used are those of 1997 payable in 1998. <br />The Township Rate will decrease by $.5091 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund, the Fire Debt Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $7.3263 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />
