Royal Oak Annexation Area 4 <br />D. Size of Annexation Area <br />The Annexation Area is 86.569 acres in area. The topography is relatively flat. <br />E. Buildings and Land Use <br />The east side of the site contains a church building. The west side of the site is being developed as <br />a residential subdivision. <br />F. Zoning & Subdivisions <br />The site is zoned "R" Residential in unincorporated St. Joseph County. The Area is proposed to <br />be zoned "A" Single Family Residential upon annexation. There is no recorded subdivision as of <br />the date of the preparation of this fiscal plan. <br />G. Population <br />There is no resident population within the Annexation Area. <br />H. Tax Rate <br />The tax rates used are those of 1998 payable in 1999. <br />The Township Rate will decrease by $.4382 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $7.6051 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $7.1669 per $100.00 of assessed valuation. Table 2 <br />shows representative tax rate information as published by the St. Joseph County Auditor. <br />I.
