Size of Annexation Area <br />The Annexation Area is 108.74 acres in area. 26.14 acres of that is composed of the Indiana East - <br />West Toll Road. <br />E. Buildings and Land Use <br />There are no buildings on this site <br />F. Zoning & Subdivisions <br />The site is zoned "R" Residential in unincorporated St. Joseph County. The Area is proposed to <br />be zoned "IP" Industrial Park upon annexation. There is no recorded subdivision as of the date of <br />the preparation of this fiscal plan. <br />G. Population <br />There is no resident population within the Annexation Area. <br />H. Tax Rate <br />The tax rates used are those of 1999 payable in 2000, and apply to Warren Township only. <br />NOTE #1: There is no established tax rate for South Bend - Warren as of this date. <br />NOTE #2: That part of the annexation area that lies within German Township is entirely occupied <br />by the Indiana East -West Toll Road. Therefore, no computations have been done. <br />The Township Rate will decrease by $.5687 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund and the Fire Debt Fund assessments. <br />The tax rate for the Annexation Area will increase by $7.7255 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $7.1568 per $100.00 of assessed valuation. Table 2 <br />shows representative tax rate information as published by the St. Joseph County Auditor. <br />I.
