Hiring Plan <br />It is anticipated that this annexation will not result in the elimination of jobs for employees of any <br />other governmental entities. The German Township Trustee has been notified of this annexation. <br />r- <br />SECTION III. MUNICIPAL SERVICES <br />A. Public Works <br />Sewer - The public sanitary sewer network is available on Portage south of the site at the <br />Teachers Credit Union branch office site. The developer of this property will need to extend sewer <br />lines to the site from that point. Sewer revenues from the development will be more than <br />sufficient to provide those services to the site. <br />No additional expenditures will be needed to extend existing water main facilities. <br />Water - There is currently a 12" water main on the west side of Portage that will provide more <br />than adequate capacity for the Annexation Area. Flow tests from last year indicated a static <br />pressure of 69 psi, residual pressure of 54 psi, and a flow rate of 1160 gpm. <br />No additional expenditures will be needed to extend existing water main facilities. <br />Street Lighting - The developer will be required to provide street lighting on public rights -of -way <br />developed within the subdivision. Street lighting will be installed at the expense of the developer. <br />Additional revenue to the General Fund from this annexation area will be more than sufficient to <br />pay for the street light operations. Once installed, the maintenance and utility bill are paid by the <br />City at a cost of $13 per light per month. The current development plan shows no dedicated public <br />rights -of -way. Approximately 0 lights will be required. <br />0 x 13 = $0.00 per month x 12 = $0.00 per year x 5 years = $0.00 <br />Waivers of Annexation - No waivers of annexation are in effect for the Annexation Area. <br />Streets - The current proposal for development of this area does not include new public streets or <br />other right of way. However, if in the future such improvements are provided, the developer will <br />be required to construct new public streets to access the lots proposed for development. The new <br />streets will add mileage to the roadway inventory. The new mileage will add to the state's <br />payments to the Motor Vehicle Highway Fund and Local Road and Street Fund sufficient for street <br />maintenance, sweeping, and snow removal. <br />Drainage Plan - The developer or any future developer will be zoned to a site plan requ -ing <br />adherence to an approved drainage plan. The developer has developed such a plan and received <br />approval of it. Should this developer fail, another developer would have to complete the <br />improvements required by the plan or present an alternative plan for review by the Plan <br />Commission. <br />
