South Bend Redevelopment Commission <br />Regular Meeting November 10, 2014 <br />6. NEW BUSINESS (CONT.) <br />A. Public Hearings <br />(3) continued... <br />Unidentified speaker: Thank you. <br />Mr. Matt Costello: I live at Notre Dame Ave. and Colfax. I just want to speak in favor of <br />this TIF. I appreciate all the work that the Commission's done, and the people doing the <br />reports, and all the study and hard work to make our community in general, and my <br />neighborhood in particular, a better place. So, thank you. <br />Mr. Bob Clark: I live at 521 Parry St. You've torn down the Transpo facility. What <br />exactly are you planning on building in that area? What is your development plan? <br />Mr. Ford: Transpo owns the site. In August, Transpo selected Century Builders to be the <br />redevelopers for their parcels. I believe Century's plans include predominantly single <br />family homes, but also some townhomes. They are not going to change the street grid at <br />all. With the CSO work that is going on, the city needs to improve the drainage from <br />Jefferson down to the river. It's just part of the CSO (Combined Sewer Overflow) work. <br />Not unlike what happened on Diamond Avenue. That's going to happen along Frances and <br />Notre Dame Avenue. And then, potentially, there are also some improvements for <br />Northside Blvd. that will come online in 2017 or 2018. The next year you're going to see a <br />lot of street work going on along Notre Dame Avenue and on Frances, south of Washington <br />where they are going to be putting in new curbs as well as sidewalks. <br />Mr. Clark: So they won't be improving on Parry St. <br />Mr. Ford: That area will be affected. The curbs and sidewalks will affect individual <br />properties. The Transpo work will only be on Transpo property. <br />Ms. Pam Cole: I have a small commercial building right where Farmers' Market is. First of <br />all I'd like to thank you guys for the work you do. My son -in -law does similar work, so I <br />know it's very intense. I appreciate everything you guys do. It looks great. My question is, <br />are you going to go into that little cul de sac? <br />Mr. Ford: I'm glad you asked. Two things: yes, it does cover that area; and one of the <br />benefits of this expansion will be that we'll be able to expand the riverfront entertainment <br />district. That riverfront district, any area within 1400 feet of the river that is also within a <br />development area, is eligible for a number of things to incentivize restaurants. That was a <br />key part of the incentives for thirteen new restaurants downtown last year. We'll be able to <br />expand the riverfront entertainment district down along the river around Farmers' Market. <br />Unidentified speaker: How far do you plan on bringing that down? <br />11 <br />
