Current Buildings, Land Use and Subdivision of Record <br />There is one residence. Current land use is residential. There are no subdivisions of record. <br />F. Zoning & Land Use <br />The site is zoned "R" Residential in unincorporated St. Joseph County. It is proposed to be zoned <br />"SF 1" Single - Family Residential District, upon approval of the City Council and incorporation <br />into the City of South Bend. The proposed land use is a 17 -lot single family subdivision. <br />G. Current and Estimated Future Population <br />One person currently resides within the Annexation Area. Estimated future population is 41 based <br />on 17 homes at a density of 2.4 (Census 2000 density) people per home. <br />H. Tax Rate <br />The tax rates used are those of 2003 payable in 2004. <br />The Township Rate will decrease by $0.1002 per $100.00 of assessed valuation with the deletion <br />of the Fire Fighting Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $2.2954 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $2.1952 per $100.00 of assessed valuation.
