GIBNEY <br />EXECUTIVE DIRECTOR <br />TAX ABATEMENT REPORT <br />TO: <br />FROM: <br />SOUTH BEND COMMON COUNCIL <br />BOB MATHIA <br />SUBJECT: REAL PROPERTY TAX ABATEMENT PETITION FOR: <br />GATEWAY PLAZA REAL ESTATE, LLC <br />DATE: October 29, 2008 <br />On August 12, 2008, a petition for real property tax abatement consideration for vacant property <br />located adjacent to 3305 Lathrop Drive was filed with the City Clerk by Gateway Plaza Real Estate, <br />LLC. Please note: The petitioner is asking for a special exception because the project does not <br />meet the general standards for real property tax abatement set forth in Chapter 2, Article 6, <br />Sections 2-77 through 2-83.3 of the Municipal Code of the City of South Bend. Pursuant to <br />Chapter 2, Article 6, Section 2-82 of the Municipal Code of the City of South Bend, this petition was <br />referred to the Department of Community and Economic Development for purposes of investigation <br />and preparation of a report determining whether the area qualifies as an Economic Revitalization <br />Area pursuant to I.C.6-1.1-12.1 and whether all zoning requirements have been met. <br />The Department of Community and Economic Development has reviewed the petition, investigated <br />the area, and makes the following report. <br />PROJECT SUMMARY <br />Gateway Plaza is proposing to construct a combination warehouse/flex building. The building will <br />be approximately 31,819 square feet in size and can be demised to seven units of approximately <br />4,320 square feet each. The building will become Phase IV of the adjacent Gateway Plaza and will <br />be of similar construction. Tenants in the building are likely to be primarily warehouse users, but <br />with some need for front-office space or showroom areas. All suites will have grade-level overhead <br />door access, with at least four slated for dock access as well. The building site covers approximately <br />1.94 acres.
