Ireland Road PUD Development Standards <br />12. All surface drainage created by this project shall be either retained on -site or <br />directed to a suitable storm sewer or drain as approved by the City Engineer. <br />Capacity of said drainage system shall meet the required City of South Bend <br />Drainage Standards and / or as approved by the City Engineer. <br />13. All buildings will be on lots of record. <br />14. The Development will be provided with two (2) access points from Ireland Road. <br />The locations shall be agreed upon by the Developer and City Engineer. <br />15. Bike Racks are encouraged, but not required for each individual lot. <br />Parking Requirements <br />All "CB ", "LB" and "GB" uses shall meet the parking requirements of the zoning <br />ordinance. <br />2. Parking requirements for multi - family uses shall be a minimum of one (1) parking <br />space per unit. Parking requirements for Nursing Facilities, Senior Housing, and <br />Assisted Living shall be one (1) parking space per three (3) beds plus one (1) <br />space per employee during peak shift. <br />3. There shall be a zero (0) foot parking setback along lot lines. <br />4. There shall be a minimum five (5) foot parking and interior drive setback along all <br />public streets and the frontage of interior lots along the shown main interior drive. <br />The setback along the main interior drive shall be measured from edge of <br />pavement or back of curb. <br />5. Parking maybe shared between multiple lots to allow for a reduction of required <br />spaces in the overall PUD as specified in the City's Ordinance. <br />6. Vehicle stacking for Drive -thru facilities shall provide room for a minimum of three <br />(3) vehicles behind the vehicle at the order board. A bail out lane shall be <br />provided a minimum of nine (9) feet in width. <br />Signage Requirements <br />1. There shall be two (2) development integrated center identification signs <br />allowed. One shall be a maximum of five hundred (500) sft and forty -five (45') in <br />height and located along the US 20 Bypass. The other shall be a maximum of <br />three hundred (300) sft and forty (40') in height and located along Ireland Road. <br />2. Minimum setback for all integrated center identification signs shall be fifty (50) <br />feet from existing centerline of Ireland Road right -of -way. <br />pg. 3 <br />
