,.~ - <br />STAFF REPORT August 7, 2000 <br />Marvin and Barbara Selc{e, Jr. 2009-00 <br />Location: in the 4200 and 4300 blocks of <br />Meghan Beeler Court <br />City of South Bend <br />RE UESTED ACTION: The petitioners are requesting a zone Change <br />from "D" Light Industrial and "A" Residential, <br />"A" Height and Area to "D" Light Industrial, <br />"A" Height and Area to allow a well-drilling <br />type facility, warehousing, and light <br />manufacturing uses. <br />EXISTING LAND USE: The property is currently vacant land. <br />SURROUNDING LAND USE AND ZONING: Located to <br />industrial <br />Industrial <br />north is v <br />Industrial <br />area. <br />the south, west and east are <br />businesses zoned "D" Light <br />"A" height and area; and to the <br />acant land zoned "D" Light <br />and "A" Residential "A" height and <br />ACCESS: Access to the site is from Meghan Beeler Ct. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has not been addressed by the <br />petitioner. <br />SITE DATA: The total site to be rezoned is 5.3 acres. Of <br />that, the buildings will occupy 1.9 acres, or <br />35 percent of the site; the parking and drives <br />will occupy 1 acre, or 19 percent of the site; <br />and 2.4 acres or 46 percent of the site will <br />remain as open space. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, flood hazards, wetlands or <br />environmental hazard areas are present. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer will require a drainage plan <br />at the final site plan stage. <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation, subject to a final <br />site plan. It is the staff's opinion that <br />this petition is consistent with the <br />established zoning and development pattern <br />located to the south, east and west. <br />
