Airport Economic Development Area <br />(1) continued... <br />River Bend Hose Specialty is a wholesale <br />distributor of commercial hose products and <br />certain hardware supplies. They would <br />construct a new 75,000 sft manufacturing and <br />warehouse facility on lots 7 and 8 of the <br />Oliver Industrial Park. They would <br />consolidate manufacturing and distribution <br />operations into one building. Currently these <br />operations are performed in three buildings at <br />two locations. This project will allow River <br />Bend Hose Specialty to be more efficient and <br />will retain 60 jobs in the City of South Bend. <br />In addition, this project will allow River <br />Bend Hose Specialty to expand its business <br />and services in the future. <br />River Bend Hose Specialty makes its <br />proposal with the understanding it will not be <br />responsible for any existing environmental <br />conditions and will not bear any additional <br />construction costs caused by abnormal soil <br />conditions, i. e., buried objects, unstable soil, <br />high water tables, etc. <br />Mr. Witwer gave the staff comments <br />regarding the proposal. He noted that Lots 7 <br />and 8 on the marketing materials for Oliver <br />Industrial Park are Lots 8 & 9 on the legal <br />plat. No performance guarantee was <br />submitted with the proposal. However, all <br />other proposal documents were submitted. <br />Proposed site plan and building elevations <br />were submitted with the proposal. Staff <br />would like to work with River Bend Hose on <br />the south elevation. It is staff understanding <br />that additional architectural detail and/or <br />7 <br />
