South Bend Redevelopment Commission <br />Regular Meeting -September 19, 2008 <br />6. NEW BUSINESS (CONT.) <br />C. Airport Economic Development Area <br />(3) continued... <br />All materials were posted on the city's Web <br />site. The steering committee consisted of <br />fourteen of the stakeholders from the area. <br />At its first meeting the steering committee <br />discussed strengths and weaknesses and set <br />goals for both the plan and for the <br />community meetings to follow. A <br />community meeting was held next with over <br />100 people attending. Then two design <br />charrettes were held to cover infrastructure <br />and land use. There were also thirty-four <br />private interviews of stakeholders. <br />The Center for Neighborhood Technology <br />was responsible for the market analysis, <br />identifying what exists in the area now and <br />what is feasible. There is a large shopping <br />area with big box stores within two miles of <br />LaSalle Square. Additional big stores are not <br />likely to locate in LaSalle Square. However, <br />there should be a market for 20,000-40,000 <br />sft of convenience retail to locate there, such <br />as a dry cleaner, drug store, etc. And those <br />would best be located on Lincolnway near <br />Bendix. That still leaves the site of LaSalle <br />Square itself underused. <br />Retail is helped by additional rooftops, so the <br />plan suggests residential development on the <br />LaSalle Square site. New housing would <br />need to be distinctive and of a different type <br />than is available now. Senior housing is <br />suggested by the plan. Other possible viable <br />uses would be a farmers' market, a satellite <br />trade school, and a thrift shop. <br />13 <br />
