The Architect shall submit the Construction Documents and estimate to the Owner, <br />advise the Owner of any adjustments to the estimate, and request the Owner's <br />approval. The Documents shall be submitted for Owner review at 90% completion. <br />The Architect, following the Owner's approval of the Construction Documents and the <br />latest preliminary estimate of Construction Cost, shall assist the Owner with bidding, <br />awarding, and preparing contracts for construction. <br />4. BIDDING PHASE <br />a. The Architect shall assist the Owner with the advertising, bidding, bid evaluation, <br />awarding, and preparing contracts for construction (Owner - Contractor Agreement). <br />b. The Architect understands that the possible Phasing of the Project may require separate <br />Bidding Documents in order to expedite a safe solution to encapsulate or remove the <br />deteriorating precast brick veneer facade system. <br />S. CONSTRUCTION PHASE <br />a. The Architect shall review and certify the amounts due the Contractor. <br />b. The Architect shall review and approve or take other appropriate action upon the <br />Contractor's submittals such as RFI's, Shop Drawings, Product Data and Samples. <br />c. The Architect shall visit the site at intervals appropriate to the stage of construction, to <br />determine, in general, if the Work observed is being performed in a manner indicating <br />that the Work, when fully completed, will be in accordance with the Contract <br />Documents. <br />d. The Architect shall attend all construction progress meetings. <br />e. The Architect shall verify that all Project Closeout requirements have been completed, <br />including punch -list inspection, final inspection, written warranties and final Certificate <br />for Payment. <br />BASIS OF COMPENSATION <br />FEE = Not -to- Exceed Sum of sixty thousand dollars ($60,000). <br />Progress payments for each Phase of service shall total the following percentages of the total <br />compensation payable: <br />Design Development Phase: <br />30% <br />Construction Documents Phase: <br />45% <br />Bidding Phase: <br />05% <br />Construction Phase: <br />20% <br />Total Compensation <br />100% <br />
