Proposal <br />Page 2 <br />review the specific objectives, schedule, and construction budget to ascertain the <br />requirements of the Project. <br />b. When Project requirements have been sufficiently identified, the Architect shall prepare <br />and periodically update, a Project Schedule that shall identify milestone dates for design <br />services furnished by the Architect, completion of design documentation provided by the <br />Architect, construction procurement, commencement of construction, and Substantial <br />Completion of the Work. <br />c. The Architect shall engage the services of Carl Walker, Inc., and shall research Project <br />Phasing, applicable design criteria, and shall consider the value of alternative materials <br />and building systems, together with other considerations based on program, budget and <br />aesthetics in developing the design for the Project. <br />d. The Architect shall submit design documents to the Owner at intervals appropriate to <br />the design process for purposes of evaluation and approval by the Owner. The Architect, <br />upon request of the Owner, shall make a presentation(s) to explain the design of the <br />Project. <br />e. The Architect shall assist the Owner in connection with filing documents required for the <br />approval of government authorities having jurisdiction over the Project, and for <br />competitively bidding the Project. <br />2. DESIGN DEVELOPMENT PHASE <br />a. The Architect shall discuss with the Owner the Owner's program, schedule, budget for <br />the Cost of the Work, and alternative approaches to design /engineering and <br />construction of the Project, including the feasibility of incorporating environmentally <br />responsible design approaches. The Architect shall reach an understanding with the <br />Owner regarding the Project requirements, including all necessary Phasing to address <br />public safety concerns of the deteriorating precast brick veneer facade system. <br />b. Based on the Project requirements, the Architect shall prepare Design Documents <br />consisting of drawings and other documents appropriate for the Project and a <br />preliminary estimate of the Cost of the Work for the Owner's approval. <br />c. The Architect shall submit the Design Documents and preliminary estimate of the Cost of <br />the Work to the Owner, and request the Owner's approval. <br />3. CONSTRUCTION DOCUMENT PHASE <br />a. Based on the Owner's approval of the Design Documents and preliminary estimate, the <br />Architect shall prepare for the Owner's approval, Construction Documents consisting of <br />Drawings and Specifications setting forth in detail the requirements for the construction <br />of the Work. <br />b. The Architect shall update the estimate for the Cost of the Work. <br />
