DONALD LINDNER/AVANTI GUEST HOUSE <br />The petition of Donald Lindner /Avapti Guest House seeking a Special Exception to allow a bed and <br />breakfast in a "SF2" District, on property located at 818 Thomas Street, Portage Township. Zoned "S172 ". <br />MR. DONALD LINDNER: I live at 1447 Rose Hill Lane in St. Peters, Missouri and part time, half time or <br />little more than half time at this residence at 818 Thomas Street in South Bend. And I'm proposing this <br />variance for the use of bed and breakfast and I would be oriented to the Avanti automobile or Studebaker or <br />direct connection that many South Bend people know about. It's been a while, the closing of Studebaker <br />was some 50 years ago coming this December. But South Bend attracts people from all over the world. The <br />Avanti portion produces this magazine four times a year. Very attractive. There's some 2,000 members of <br />the Avanti Association. The Studebaker Drivers Club is one of the largest automobile clubs in the country <br />and the world. I think it's the largest independent orphan car club in the world. And I will intend to be able <br />to offer this lodging facility. It has six bedrooms. There's nine rooms altogether including the small entry <br />room. But I think other issues are addressed in the documentation that was already issued. And we have <br />some notes, maybe I forgot something. I feel that this will add to the Studebaker and museum corridor that's <br />adjacent to me. There's museum property on four sides and the recent drawings have been updated to <br />include the parking off the alley. And I hope you can see it and approve this variance. <br />MR. URBANSKI: The Board will note that there was an addendum site plan because the new parking <br />spaces will be 30 feet deep as per the Engineering Department rather than 20 foot deep because it will be <br />easier to back out on to the alley. We also have one letter in favor of from Rebecca Bonham, we have one <br />from Donald Hart. So we have two letters in favor. Are there any questions or comments from Board or <br />staff? <br />MR. PHIPPS: Mr. Lindner will you be operating this yourself? <br />MR. LINDNER: I own the rental house next door also and in conjunction with those people on site. <br />MR. PHIPPS: Will it be open all the time or just in connection with certain activities of the museum? <br />MR. LINDNER: It would, I would anticipate it being available at any time. <br />MR. PHIPPS: Are improvements to the building involved in getting this ready as a bed and breakfast? <br />MR. LINDNER: Yes we already have three bathrooms added, two of them are half baths and one is a full <br />bath with a tub, shower and so forth. The house needed that anyway to bring it up to current day <br />expectations even for a single family home. But each of the six bedrooms had a walk in closet. The house is <br />around 2,200 square feet. So the bedrooms are not large but there's, I have a plan where guests will be when <br />they stay there they will lock their belongings in the bathroom and the bedrooms can remain as display area <br />for other residents there that will be interested in the material that would be on the walls. So a combination <br />mini museum and bed and breakfast, guest house. At this time we don't anticipate any cooking, that's why <br />the term guest house is used. <br />
