ARTICLE IV <br />REPAIRS AND ALTERATIONS <br />SECTION 1. REPAIRS. Lessee shall keep the Leased Premises in good order <br />and repair, in a clean, sanitary, and safe condition, and according to law, <br />damage by fire or other extraordinary casualty and ordinary wear and tear ex- <br />cepted. Lessor may enter upon the Leased Premises at reasonable times to deter- <br />mine if Lessee is complying with the provisions of this section. If Lessee <br />fails to commence repairs within thirty (30) days after written demand or <br />adequately to complete such repairs within a reasonable time thereafter, Lessor <br />may cause such repairs to be made and add the cost thereof to the next month's <br />rent. The amount to be so added to the rent may not exceed the reasonable value <br />of the repairs. <br />SECTION 2. ALTERATIONS. Lessee may not make alterations or additions to the <br />Leased Premises or enter any contract therefor for a sum in excess of six (6) <br />months' rent without submitting the plans and specifications for the alterations <br />or additions to Lessor and obtaining Lessor's written consent thereto. Lesser <br />alterations or additions may be made without Lessor's consent. All alterations <br />or additions to the Leased Premises shall be at the expense of Lessee, and the <br />Leased Premises and the Lessor shall be held free and harmless from any liability <br />with respect thereto. <br />ARTICLE V <br />INDEMNITY, INSURANCE AND TAXES <br />SECTION 1. INDMUTY. Lessee shall indemnify and save Lessor and the Leased <br />Premises harmless from any and all claims of third parties, damages and ex- <br />penses arising from or incident to the business conducted by Lessee on or about <br />the Leased Premises, and from any act or negligence of Lessee, its agents, em- <br />ployees, contracting invitees, licensees, or other persons entering upon or <br />performing any ac= relating to the Leased Premises. If any such claim or action <br />is brought against Lessor, Lessee shall assume the defense thereof. Lessee shall <br />pay and discharge any mechanics', materialmen's, or other liens against the <br />- 5 - <br />
