(I &--M ELECTRIC) #391 -74 <br />LOCATION: located at the northeast corner of Bendix <br />anU—Lathrop Street. <br />EXISTING ZONING SURROUNDING PROPERTY: the areas to the <br />north and east are zoned A Residential, the south <br />is zoned "E" Heavy Industrial and the west is "E" <br />Heavy Industrial and "A" Agricultural (Michiana <br />Regional Airport). <br />EXISTING LAND USE SURROUNDING PROPERTY: to the north <br />is single Family residential, to the east is a <br />cemetery, to the south is a gravel pit and to the <br />west is the Michiana Regional Airport and Phase III <br />of the Airport Industrial Park. <br />SITE PLAN: the submitted site plan proposes to construct <br />a 1,000 square foot, one -story building to house <br />the administration offices and to house the line <br />equipment used by Indiana and Michigan Electric <br />Company. The proposed structure would replace the <br />existing building located on Colfax Avenue, east of <br />the St. Joseph River, in downtown South Bend. <br />ACCESS: access to the site will be through two points, <br />one on Bendix Drive and the second on Lathrop Street. <br />No State approvals will be required. <br />DRAINAGE: all storm water runoff will be taken to the <br />City storm sewer under Bendix Drive. <br />PARKING: 313 parking spaces have been provided, and this <br />is over the requirements of the Zoning Ordinance. <br />TABULATED DATA: the site is approximately 46 acres. The <br />proposed building parking, and storage will occupy <br />approximately 10 acres leaving approximately 36 acres <br />in open space and future expansion areas. <br />FINAL SITE PLAN: the information provided on the site plan <br />meets t e requirements of theZoning Ordinance and, <br />therefore, the drawing as submitted can be considered <br />a final site plan. <br />AGENCY COMMENTS: <br />City Engineer has stated that City sanitary sewers <br />and water are available to this site. The department <br />has no objections to the rezoning petition. <br />
